In this matter, Fox's client (Applicant),
represented by Jeffrey M. Hall, applied for a use variance to
repurpose a vacant commercial building to create a food preparation
and distribution business in Trenton, New
Jersey. Two commercial kitchens were proposed to
operate at the facility and the remaining space would be used to
manufacture, store and distribute food-related products for
off-site sales and distribution. The property is
located in the Residential B Zone District requiring the use
variance. The ZBA approved the use variance and
a parking variance, and also granted waiver of site plan review,
noting the proposed use was less intense than previous
non-residential uses. Minor conditions were
imposed by the Board.
