It didn’t surprise me that the latest Deloitte London Office Crane Survey reported 9,089 new cycle spaces being built across the London office developments in the pipeline. These days the roads of central London are as busy with cyclists as they are with buses and taxis. TFL have reported that the number of cyclists in London increased 10% last year and will increase 12% this year. Commuters haven't turned to bikes just for health and environmental reasons. It is a way to avoid uncomfortable rush hour tube and bus journeys and save money.

Today developers have to consider provision for cyclists in their office developments as a prerequisite to attract top tenants. Further analysis of the Deloitte Crane Survey data shows that the provision of cycle spaces has improved in central London but the demand for bike spaces is still out-stripping supply. Compared with a year ago, the ratio of employees to cycle space provision has decreased to 12 employees per bike space from 14, which equates to 1 bike space per 1,293 sq ft. However, this masks differences across central London as shown in the chart below.

Developers who are keen to be successful place-makers must also consider cyclists. Accessibility is key and for cyclists this may include the provision of safe cycling paths and other suitable amenities and services, such as free bike MOTs. Ensuring there is ample bike space in your office development is now essential. And of course don't forget the lockers, drying facilities and showers.
